Block maintenance covers the upkeep, repair and servicing of communal areas within your building or estate. This includes areas such as roofs, corridors, lifts, gardens, lighting, gates, and parking spaces. Our goal is to keep every shared space safe, compliant, and well-maintained for all residents.

We take a proactive approach to maintenance. Our property managers carry out regular site inspections (monthly) to identify upcoming repairs and coordinate trusted contractors to complete the work efficiently. Residents are also encouraged to report issues directly to us, and emergencies are handled immediately via our 24-hour emergency line 07919 408 214.

A Section 20 consultation is a legal process required under the Landlord and Tenant Act 1985 when major works are planned that will cost any one leaseholder more than £250, or when a long-term contract extend more than 12 months. The consultation ensures leaseholders are informed, consulted, and given the opportunity to comment before major works begin. We handle all Section 20 notices, timelines, and contractor tenders in full compliance with the law.

We only use qualified, insured, and vetted contractors. For routine maintenance, we use approved suppliers who meet our performance and safety standards. For larger projects or Section 20 works, we obtain competitive quotations or tenders, encouraging leaseholders to promote their own contractors for the works, ensuring value for money and transparency for all leaseholders.

We perform routine inspections throughout the year, depending on the size and complexity of the property. They are often conducted monthly to ensure that any issues are found and dealt with immediately. These inspections ensure that communal areas are safe, clean and well maintained, and that any repair needs are identified early.

All maintenance costs are funded through the service charge budget, which is agreed annually. Each leaseholder contributes according to their lease, and full financial statements are provided to ensure transparency.

Yes, we manage both reactive maintenance (for repairs and faults) and long-term planned maintenance (for upkeep and asset management). This ensures your building remains in excellent condition today and for years to come.
