FAQs

Communal maintenance refers to the upkeep and care of shared areas and facilities within a building or estate. This includes hallways, entrances, stairwells, lifts, car parks, gardens, lighting, bin stores, and any other areas used by multiple residents. Our role as your Block management company is to ensure these areas are safe, clean, functional, and well-presented all year round.

Cleaning and maintenance frequency depends on the size and usage of the development. We agree on a custom schedule for each property, ensuring communal areas are maintained to the highest standard, whether that’s weekly, fortnightly or monthly. Regular site inspections by our property managers ensure all works meet expectations.

Yes. We oversee all aspects of grounds and garden maintenance, including lawn care, hedge trimming, planting, weed control, and seasonal upkeep. We work with professional landscapers to ensure communal gardens remain attractive, safe, and enjoyable for all residents.

Yes, in addition to routine maintenance, we can help plan and coordinate improvement projects, such as redecorating communal halls, upgrading lighting, or enhancing outdoor spaces. All improvements are discussed with Directors or management committees before proceeding.

In most cases, we can work with your preferred or existing contractors, provided they meet our compliance and insurance requirements. All contractors working on the development must hold up-to-date public liability insurance, relevant qualifications, and follow health & safety regulations. We’re happy to onboard trusted suppliers, ensuring they meet the same professional standards as our approved network.

A Fire Risk Assessment (FRA) is a legal requirement for residential blocks under the Regulatory Reform (Fire Safety) Order 2005. It assesses communal areas for potential fire hazards and outlines actions to reduce risk and ensure compliance. We arrange regular FRAs with qualified assessors and ensure all required actions (like signage, emergency lighting, and fire door maintenance) are completed promptly.
